Private debt refers to money lent by an individual or legal entity instead of a bank, in exchange for higher interest. It allows investors to participate in a diversified portfolio of real estate loans (mortgages) when banks can't lend, not enough, or the terms are too short. The loans granted are systematically backed by parcels of land and/or real estate in Switzerland, which serve as collateral.

- Attractive investments: Returns on real estate private debt are in the order of 10%-12% per annum.
- Short terms: In private debt, the minimum loan is usually 6 months, maximum 36 months.
- Restricted sums: The loan amount is min. CHF 300'000.-. Loans are associated with regular interest payments.
- Guarantee for investors: Private debt service loans are always secured by a mortgage certificate. The maximum collateral is 80% (LTV).

- Unlike traditional bank financing solutions, in the case of private debt, a contractual coupon over a predefined maturity is agreed directly between lenders and borrowers.
